Our Services Include:

  • Supply rental applications and all other documents necessary to meet Landlord/Tenant Laws.
  • Handle all tenant problems.
  • Fully account for all deposits.
  • Obtain bids and notify our clients prior to any excessive expenses regarding their property.
  • Ensure all required maintenance is done in a timely manner.
  • Provide 24-hour emergency service.
  • Fully computerized and detailed monthly statements accounting for all income and disbursements.
  • Disburse all tenant deposit refunds and supply required documentation.
  • All collected rent and deposits are maintained in a client’s trust account, subject to periodic auditing.
  • Thoroughly screen all prospective tenants.
  • Our web page provides 24 hour marketing of your vacant property.
  • Conduct an interior survey of the property every six months with a copy going to the owner.
  • We use leading edge software for managing your properties efficiently and cost-effectively.
  • We advertise your Rental Property, take rental calls and show the property.
  • We send 2 annual Letters to the tenants reminding them of their responsibilities in regards to maintenance. These are sent in Fall and Spring.
  • We will give applicant possession of your home and execute the lease agreement after the screening process has been completed and they have paid the required fee.
  • We will conduct a “move-in” property inspection and notate the findings on the inspection sheet.
  • We will notify you as soon as your property has been leased upon receipt of funds and an executed lease contract.
  • We will schedule and fill out the move-out inspection report.
  • We will handle the eviction process if it becomes necessary.
  • We will mail tenant an accounting report with refund check upon move out.
  • We do Auto Pay at no additional costs. No more having to goto the bank.
